    About the Property Price per Sq Ft Calculator

    Work out the price per square foot of a flat, house, shop or plot — or per square metre, square yard (gaj), acre, cent, guntha, kanal, marla, bigha or katha — from its total price and area. Say which area the price is quoted on: carpet, built-up, super built-up (saleable) or plot area. Give the carpet area, or the builder’s loading, and the calculator also shows the rate per sq ft of carpet area — the floor you actually get — and, with parking, floor rise, club or other charges added, the all-in rate.

    Add up to ten listings and they are ranked side by side on the same basis: on carpet area when every listing has it, otherwise on the area as quoted, with a warning when the quoted areas are not alike. A flat at ₹7,391 per sq ft of super built-up area can cost more per usable sq ft than one at ₹9,186 per sq ft of carpet area — the comparison shows which is really cheaper, and by how much.     How to use it

    1. Choose the currency and the unit the rates are shown in (Rates per).
    2. For each listing, enter a name, the total price and the area with its unit, and choose the area it is quoted on — carpet, built-up, super built-up or plot.
    3. For a built-up or super built-up area, add the carpet area (from the RERA registration, the agreement or the floor plan) or the loading %, to get the rate per sq ft of carpet area.

    How the rates are worked out

    • Rate = total price ÷ area, in the unit you choose (1 sq ft = 0.09290304 m² exactly; 1 gaj = 1 sq yd = 9 sq ft; 1 acre = 43,560 sq ft; 1 cent = 1/100 acre; 1 guntha = 1/40 acre).
    • Carpet area = the carpet area you enter, or quoted area ÷ (1 + loading ÷ 100). A super built-up area of 1,300 sq ft at 30 % loading is 1,000 sq ft of carpet area.
    • Loading = (quoted area ÷ carpet area − 1) × 100, shown when you enter a carpet area.
    • All-in price = price + other charges; the all-in rate divides it by the carpet area when there is one, else by the quoted area.
    • Ranking: lowest rate first, and how much dearer each other listing is, in per cent.

    Carpet, built-up and super built-up area

    Section 2(k) of the Real Estate (Regulation and Development) Act, 2016 defines carpet area as the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment, and section 4(2)(h) has promoters state the number, type and the carpet area of apartments for sale in the project. Built-up and super built-up (saleable) area are trade terms: built-up adds the walls, and often balconies, to the carpet area; super built-up adds a share of lobbies, stairs, lifts and amenities, usually quoted as a loading %. Because the loading differs from project to project, the rate per sq ft of carpet area is the one that compares two flats fairly.     Plots and land units

    Plots are often priced per gaj (square yard), per cent, per guntha or per acre, and land in Haryana per kanal or marla, and in West Bengal per katha or bigha. Under Rates in other units choose the state: the sizes come from Haryana’s land records (1 marla = 9 sarsai = 272.25 sq ft, 20 marla = 1 kanal, 8 kanal = 1 acre; before settlement 20 biswa = 1 bigha) and from the land-value form of West Bengal’s registration directorate (1 katha = 720 sq ft, 20 katha = 1 bigha).     What the rate leaves out

    Stamp duty and registration, GST where it applies, the maintenance deposit, brokerage and the interest on a home loan are paid on top of the price — the Stamp Duty Calculator works out the duty and registration fees in India and SDLT in the UK. Add the charges the seller makes compulsory (parking, floor rise, club) under other charges, so the all-in rate compares what you really pay for the home.

    Limitations

    • The rates are only as good as the areas you enter; check the carpet area in the project’s RERA registration and the agreement for sale.
    • The RERA Act defines only carpet area; the built-up and super built-up areas builders quote follow no common rule, so two builders’ figures may not be alike — compare on carpet area where you can.
    • Rates are arithmetic on your figures, not a valuation: location, floor, view, age, amenities and the builder’s record matter as much. This is not financial advice.
    • Land units outside Haryana and West Bengal are taken from the size you enter, because their size changes from place to place.

    Frequently asked questions

    How do I calculate the price per square foot?

    Divide the total price by the area in square feet: ₹75,00,000 ÷ 1,200 sq ft = ₹6,250 per sq ft. Use the same area the price is quoted on — or better, the carpet area, so that two listings are compared on the floor you actually get.

    Should I compare flats on carpet or super built-up area?

    On carpet area. It is the area the RERA Act defines and asks promoters to state; super built-up area adds a share of common areas that differs from project to project. A lower rate per super built-up sq ft can still be a higher rate per carpet sq ft.

    How do I find the carpet area from the super built-up area?

    Divide by 1 + the loading: 1,300 sq ft super built-up at 30 % loading is 1,300 ÷ 1.30 = 1,000 sq ft of carpet. If the brochure gives no loading, take the carpet area from the project’s RERA registration or the agreement for sale.

    How many square feet are in a gaj, a cent or a guntha?

    A gaj is a square yard, 9 sq ft. A cent (decimal) is 1/100 acre, 435.6 sq ft, and a guntha is 1/40 acre, 1,089 sq ft. A rate of ₹3,000 per sq ft is ₹27,000 per gaj.

    What is an all-in price per sq ft?

    The price plus the charges you cannot avoid — parking, floor rise, club membership, preferential location — divided by the area. It shows what each sq ft really costs; taxes, stamp duty and registration come on top.

    Can I compare a plot with a flat?

    The calculator will rank them, but warns that the rates are not like for like: a plot’s price is for the land, a flat’s for a built home and its share of the land.
