About the Stamp Duty & Registration Charges Calculator
Estimate what registering a property purchase will cost: the stamp duty, any surcharge, cess or transfer duty, the registration fee and fixed office fees, on the agreement value or the government’s guidance (circle) value, whichever applies. Stamp duty in India is set by each state and changes often, so the calculator works with the rates you enter — or with a preset taken from a state’s official registration portal, shown with its link: Telangana, Odisha and Karnataka.
For England and Northern Ireland it works out Stamp Duty Land Tax slice by slice, as GOV.UK does — including first-time buyers’ relief, the 5 % higher rates for an additional home and the 2 % surcharge for non-UK residents.
How to use it
- Choose India or UK (England & NI).
- India: pick a preset or Enter rates yourself, type the agreement value and, if you know it, the guidance (circle, market) value. Adjust or add surcharges, the registration fee cap and fixed fees to match your sub-registrar’s office.
- UK: enter the price, choose main home, first-time buyer or additional property, and tick non-UK resident if it applies.
- Read the breakdown and the total, then copy or download it. Check the figures with the registration office or your conveyancer before you pay.

Common uses

How the Indian charges are worked out
- The value charged. Telangana’s table charges market value or consideration, whichever is higher; Karnataka’s charges conveyances on the market value. Enter the guidance value and leave Charge on the higher value ticked to follow that rule, or untick it if your duty is on the agreement value.
- Stamp duty is a percentage of that value under the state’s stamp law. Some states add a surcharge, cess or transfer duty — on the value or as a percentage of the duty — add each under Other charges.
- Registration fee is fixed by each state under section 78 of the Registration Act, 1908, often as a percentage with a minimum or a cap, or “for every ₹1,000 or part”.
- Fixed fees such as scanning, pasting or e-stamping charges are added at the end.
- Concessions (for women buyers, first homes or affordable housing) differ by state — enter the reduced rate yourself.
Presets and their sources
- Telangana — Registration & Stamps Department, Ready Reckoner (Stamp, TD, RF): sale deed in areas other than gram panchayats 5.5 % stamp duty + 1.5 % transfer duty + 0.5 % registration fee; in gram panchayats 5.5 % + 2 % registration fee; on the market value or consideration, whichever is higher.
- Odisha — Inspector General of Registration, Fee structure: sale of immovable property 5 % stamp duty, 2 % registration fee.
- Karnataka — Department of Stamps and Registration, Stamp Duty and Registration Fees: conveyance including flats 5 % on the market value + surcharge + additional duty, registration fee 2 %; Notification RD/46/MNMU/2025 raised the fee from ₹10 to ₹20 for every ₹1,000 or part (1 % to 2 %).
Other states are not preset because their current rates could not be confirmed from an official page — use Enter rates yourself with the figures from your state’s registration portal.
UK Stamp Duty Land Tax (England and Northern Ireland)
Residential rates for purchases from 1 April 2025, each on the slice of the price within the band:
- Standard: 0 % up to £125,000; 2 % to £250,000; 5 % to £925,000; 10 % to £1.5 million; 12 % above.
- First-time buyers (everyone buying must be one): 0 % up to £300,000 and 5 % to £500,000. Above £500,000 there is no relief and the standard rates apply.
- Additional property: 5 % more on every slice (5 / 7 / 10 / 15 / 17 %) when you will own more than one home, for purchases of £40,000 or more — unless you are replacing your main home.
- Non-UK resident (fewer than 183 days in the UK in the 12 months before buying): 2 % more on every slice, on top of any other rates, for purchases of £40,000 or more.
Scotland has Land and Buildings Transaction Tax and Wales Land Transaction Tax instead; they are not covered here.

Limitations
- Indian presets cover only Telangana, Odisha and Karnataka sale deeds; for other states and other deeds (gift, lease, mortgage, power of attorney) enter the rates yourself.
- Women’s, joint-owner, affordable-housing and other concessions, metro cess and local-body surcharges are not built in unless your state’s preset lists them.
- UK: residential purchases by individuals only — not leasehold rent (net present value), companies, six or more dwellings, linked transactions or other reliefs. Results are shown to the penny; HMRC’s calculator and your conveyancer have the final figure.
- Rates change. Confirm the rate on the official portal before you pay.

Frequently asked questions
How is stamp duty on a property calculated in India?
Multiply the value the state charges on — the agreement value, or the government’s guidance value where that is higher and the state’s rule says so — by the stamp duty rate, then add any surcharge, cess or transfer duty, the registration fee and fixed fees. In a Telangana municipal area a ₹50 lakh sale deed costs 5.5 % + 1.5 % + 0.5 % = ₹3,75,000.
Is stamp duty charged on the agreement value or the circle rate?
It depends on the state and the deed. Telangana’s ready reckoner charges a sale deed on the market value or the consideration, whichever is higher; Karnataka charges a conveyance on the market value. Enter both values and the calculator applies the higher one when “Charge on the higher value” is ticked.
What is the registration fee on a property?
A fee charged by the sub-registrar under the state’s table of fees made under section 78 of the Registration Act, 1908 — for example 0.5 % of the value in Telangana’s municipal areas, 2 % in Odisha, and ₹20 for every ₹1,000 or part (2 %) in Karnataka.
What are the stamp duty rates in England?
0 % up to £125,000, 2 % on £125,001–£250,000, 5 % on £250,001–£925,000, 10 % on £925,001–£1.5 million and 12 % above, each on that slice of the price. A £295,000 home pays £4,750.
Do first-time buyers pay stamp duty in England?
Not on the first £300,000; they pay 5 % on the part from £300,001 to £500,000. Above £500,000 the relief is lost and the normal rates apply to the whole price.
How much extra stamp duty is there on a second home?
5 % on top of every slice, for an additional residential property of £40,000 or more — £20,000 instead of £5,000 on a £300,000 purchase. A non-UK resident pays a further 2 %.
