About the Singapore HDB Flat Housing Grant (EHG) Calculator
Find out how much CPF housing grant HDB would give your household for a flat. The Enhanced CPF Housing Grant (EHG) is for first-timers buying a new or resale flat: up to S$120,000 for a family whose average gross monthly household income is S$1,500 or less, stepping down to S$5,000 at the S$9,000 ceiling. Singles, and couples where one partner is a second-timer or a non-resident, get the EHG (Singles), up to S$60,000.
For a resale flat the calculator adds the CPF Housing Grant (the Family Grant of up to S$80,000 or the Singles Grant) and the Proximity Housing Grant for living with or within 4 km of your parents or child. Enter each person’s income the way HDB assesses it (the average over the months they worked in the 12-month assessment period), and see the grants, the income band you fall in, and every condition to check. Nothing you type leaves your browser.
Without a pass, the free preview shows your total housing grants in full, with the first rows of each table; the complete result, Copy summary and the CSV come with a Pro pass.
How to use it
- Choose a new flat from HDB or a resale flat, and your household: a first-timer family, a first-timer with a second-timer, a single, singles together, or a Citizen with a non-resident spouse.
- For a couple or family, choose the citizenship mix; for a resale flat, its size, whether you will live with or near your parents or child, and optionally the remaining lease and the youngest person’s age.
- For everyone in the application (applicants and occupiers), choose the months they worked in the 12-month assessment period, their average gross monthly income for those months, and whether they work now.
- Tick the box if anyone owns private residential property or sold one in the last 30 months.
- Read the grants, the band your income falls in and the conditions; copy the summary or download it as a CSV file — with a pass, or after unlocking this result.
Examples
EHG S$70,000, S$35,000 each into their CPF Ordinary Accounts.
Average household income S$4,400: Family Grant S$70,000 + EHG S$70,000 = S$140,000.
No EHG; the Family Grant of S$40,000 needs no work record.
Half the income, S$2,200, sets the EHG (Singles) of S$35,000; with the Family Grant of S$40,000, S$75,000 for the first-timer.
Singles Grant S$40,000 + EHG (Singles) S$40,000 = S$80,000.
Singles Grant S$80,000 (two × S$40,000) + EHG S$70,000 = S$150,000.
Half the income is S$2,200: EHG (Singles) S$35,000 + Singles Grant S$40,000 = S$75,000.
Enhanced CPF Housing Grant amounts
Families (first-timer couples, parents with children, orphaned siblings) and two or more singles get the EHG by average gross monthly household income (HDB table): S$120,000 up to S$1,500, then a lower amount for each S$500 band, down to S$5,000 for S$8,501 to S$9,000. Nothing above S$9,000.
The EHG (Singles) (HDB table) is half of that on half the income: S$60,000 up to S$750, down to S$2,500 at S$4,500. A single buying alone or with parents is assessed on their own income; a first-timer with a second-timer spouse, or a Citizen with a non-resident spouse, on half the household income, which must not exceed S$4,500.
How HDB assesses income
HDB looks at the 12 months that end 2 months before the month you apply for the HDB Flat Eligibility (HFE) letter: apply in May and it counts April of the year before to March (HDB). Each person’s average gross monthly income is their income over the months they worked in that period divided by those months, and the household’s is the sum of everyone’s averages, occupiers included.
Income means salary, allowances, overtime and commission with the employee’s CPF contributions; bonuses, the Annual Wage Supplement and the employer’s CPF are left out. For the EHG, at least one core member must have worked for 12 months in a row up to the end of the period and be working when applying.
Resale flat grants
- Family Grant (HDB): first-timer families buying a 2- to 4-room flat get S$80,000 if all are Citizens or S$70,000 for a Citizen with PR family members; a 5-room or bigger flat S$50,000 or S$40,000. A first-timer with a second-timer gets S$40,000 or S$25,000. Household income up to S$16,000 (S$24,000 for extended or multi-generation families).
- Singles Grant (HDB): S$40,000 for a 2- to 4-room flat or S$25,000 for a bigger one, for each of up to 2 singles; income up to S$8,000 alone or S$16,000 with family or other singles.
- Proximity Housing Grant (families, singles): S$30,000 to live with your parents or child, or S$20,000 within 4 km; S$15,000 or S$10,000 for singles. It has no income ceiling and does not need first-timer status, only that you have not had it before.
The EHG comes on top of the Family Grant or Singles Grant, so a resale buyer first needs to qualify for one of them.
Who can get the grants
- First-timers: no one in the application has taken a housing subsidy, such as a flat bought from HDB, a resale flat bought with a CPF housing grant, or an EC or DBSS flat bought from a developer (HDB).
- Citizenship: a Singapore Citizen applicant, with at least one other Citizen or Permanent Resident for families; singles must be Citizens.
- Age: 21 or above for families; 35 or above for singles; with a non-resident spouse, 21 or above for a resale flat and 35 or above for a new 2-room Flexi flat (HDB).
- No private property: no one owns private residential property in Singapore or abroad, or sold one in the last 30 months.
- Lease: a resale flat needs more than 20 years of lease left; the full EHG needs a lease that covers the youngest core member to age 95, otherwise HDB pro-rates it.
The grants go into the recipients’ CPF Ordinary Accounts and are used for the flat: to pay part of the price or to borrow less.
Limitations
- Does not work out HDB’s pro-rated EHG when the lease does not cover the youngest core member to age 95: it says so and shows the full amount; your HFE letter gives the exact grant.
- The Step-Up CPF Housing Grant, the Top-Up Grant and the Citizen Top-Up are not included.
- Which flat types each household may buy (2-room Flexi, Plus and Prime flats, 3Gen flats) and the other HDB eligibility rules are not checked.
- An income right at a band edge depends on HDB’s own records and rounding.
- HDB decides your grants in the HFE letter; this is an estimate.

Frequently asked questions
What do I get without a pass?
Without a pass, Singapore HDB Flat Housing Grant (EHG) Calculator shows your total housing grants in full, with the conditions and the first rows of each table (up to 3); every other figure is hidden. Until you unlock it, the result can’t be downloaded or copied. A Pro, Premium or Ultimate pass, a one-time payment that never renews, unlocks the full result. The pricing page lists the passes and their prices.
What is the income ceiling for the EHG?
S$9,000 of average gross monthly household income for families and for singles buying together, S$4,500 for a single buying alone, and S$4,500 on half the household income for a first-timer with a second-timer or with a non-resident spouse.
How much EHG does a family earning S$5,000 a month get?
S$65,000: S$5,000 falls in the S$4,501 to S$5,000 band. At S$5,001 it drops to S$55,000.
Can I get the EHG for a resale flat?
Yes, the EHG is for new and resale flats. For a resale flat it comes on top of the Family Grant or Singles Grant, and the Proximity Housing Grant can be added if you live with or within 4 km of your parents or child.
Do I need to be working to get the EHG?
Someone in the application must have worked for 12 months in a row up to the end of the assessment period and be working when you apply for the HFE letter. A partner who is not working still counts in the household. The Family Grant and the Singles Grant have no work condition.
Can a first-timer and a second-timer couple get the EHG?
Yes: the EHG (Singles), up to S$60,000, read on half your average household income, which must be S$4,500 or less. It is paid to the first-timer. For a resale flat the Family Grant for such couples is S$40,000 (S$25,000 for 5-room or bigger).
Is the grant paid in cash?
No. HDB credits it to the CPF Ordinary Accounts of the applicants who receive it, and it is used for the flat: towards the price or to reduce the housing loan.
Is what I type sent anywhere?
No. The calculator runs in your browser; nothing you enter is uploaded or stored on a server.
