About the Rate Analysis Calculator for Indian Works (one BOQ item)

Work out the rate of one item of work — a cubic metre of concrete, ten square metres of plaster, 100 kg of reinforcement — the way the CPWD analyses of rates build it up: the materials, labour and plant the analysed quantity needs, each at your local rate, then water charges (CPWD analyses add 1%) and the contractor’s profit and overheads (15% in CPWD analyses), or your own percentages.

Start from a template that carries the CPWD quantities for a common item — excavation in foundation trenches, PCC 1:4:8, CC 1:2:4, RCC 1:1.5:3, TMT reinforcement, brickwork in cement mortar 1:6 or 12 mm plaster — and type only the rates, or write your own lines. With a pass you get the rate per unit with its cost split, the rate rounded to 5 paise as the CPWD analyses do ("say"), a printable PDF sheet, a CSV file and a BOQ line to paste into a spreadsheet or carry into the RA bill generator.

Without a pass, the free preview shows your lines, quantities and rates with the rate per unit and the other amounts the tool works out hidden, and the PDF sheet as a marked page image; the complete analysis, the PDF sheet, the CSV and the BOQ line come with a Premium pass.

How to use it

  1. Pick a template (or start blank). Check the item description, its unit and the quantity the analysis is for — CPWD analyses work out, for example, 10 cum of excavation or 1 cum of concrete.
  2. Type your local rate for every line: materials delivered at the site in ₹ per unit, labour in ₹ per day, plant hire in ₹ per day. Change any quantity, add lines for carriage or anything else, and remove lines you do not use. Quantities may be calculations such as 0.25*1.07.
  3. Set the water charges and the contractor’s profit and overheads — one percentage, or overheads and profit separately — and add GST only if your rate must include it.
  4. Read the rate per unit and its split. With a pass, or after unlocking this result, download the PDF sheet or the CSV, copy the summary or the BOQ line, or send the item to an RA bill.

Examples

The arithmetic of a CPWD analysis (CC 1:2:4, per cum)
Input
Materials, labour, plant, carriage and sundries for 1 cum: ₹4,706.23
Result
+ 1% water charges ₹47.06 = ₹4,753.29 · + 15% profit and overheads ₹712.99 = ₹5,466.28 per cum · say ₹5,466.30

Each line is quantity × rate to the paisa, and each percentage is rounded to the paisa before the next step, as the CPWD analyses print it.

Plaster analysed for 10 sqm, rate per sqm
Input
Lines for 10 sqm add up to ₹1,800 · water 1% · profit and overheads 15%
Result
₹1,800 + ₹18 = ₹1,818 + ₹272.70 = ₹2,090.70 for 10 sqm → ₹209.07 per sqm, say ₹209.05
Overheads and profit as two percentages
Input
Total with water charges (B) ₹10,000 · overheads 10% · profit 10% on cost plus overheads
Result
₹10,000 + ₹1,000 overheads + ₹1,100 profit = ₹12,100

Common uses

  • Contractors pricing an item for a tender or a quotation.
  • Engineers checking the rate of an extra or substituted item from its analysis.
  • Students learning how a schedule rate is built up.
  • Builders comparing the labour and material share of an item.

How the rate is built up

  • A = the total of all lines: each line is its quantity for the analysed quantity × its rate, to the paisa
  • B = A + water charges (A × water charges %)
  • C = B + contractor’s profit and overheads (B × the percentage), or B + overheads (B × overheads %) + profit (B × profit %, or (B + overheads) × profit % when profit is taken on cost plus overheads)
  • Rate = (C + GST, if added) ÷ the analysed quantity, to the paisa; say rounds it to the nearest 5 paise (or the rupee or ₹10)

The cost split shows how much of the rate is materials, labour, plant, other costs, water charges and profit and overheads.

The templates and their quantities

The templates carry the quantities of materials, labour and plant that CPWD’s Delhi Analysis of Rates gives for these items: earthwork in excavation in foundation trenches (item 2.8.1, per 10 cum), cement concrete 1:4:8 and 1:2:4 (items 4.1.8 and 4.1.3, per cum), reinforced cement concrete 1:1.5:3 up to plinth without steel and formwork (item 5.1.2, per cum), TMT reinforcement up to plinth with 5% wastage (item 5.22.6, per 100 kg), brickwork in cement mortar 1:6 in foundation and plinth (item 6.1.2, per cum) and 12 mm cement plaster 1:6 (item 13.1.2, per 10 sqm).

They carry no prices. The CPWD analyses list carriage of materials as separate lines; the templates leave them out, so use rates for materials delivered at the site or add a carriage line. Mortar is broken down into its cement and sand with the CPWD mortar constants (1 cum of cement mortar 1:6 takes 0.25 tonne of cement and 1.07 cum of sand), written as the multiplication — 0.250*0.25 tonne of cement for the 0.25 cum of mortar in 1 cum of brickwork — so the working shows. Analyses differ between editions, schedules and methods (machine mixing, ready-mixed concrete), so check the quantities against the analysis your contract uses; every quantity can be changed.

Water charges, profit and overheads, GST

The CPWD analyses add water charges of 1% of the total of the lines and then 15% for the contractor’s profit and overheads (CPOH) on that total including the water charges. State schedules and private estimates may use other figures — type yours, or split overheads and profit. The CPWD analyses have no GST line. Whether a quoted rate should include GST depends on the tender or the estimate, so tick GST only when yours must include it.

Limitations

  • One item at a time; the analysis on screen is kept in this browser until you clear it.
  • The template quantities come from CPWD analyses for Delhi. Other schedules, site conditions and methods need other quantities — check and change them.
  • The rates are yours: nothing is looked up, and the calculator does not know market rates.
  • It does not replace the analysis your contract or department prescribes.

Frequently asked questions

What do I get without a pass?

Without a pass, Rate Analysis Calculator for Indian Works (one BOQ item) shows your lines, quantities and rates with the notes, and the PDF sheet as a marked page image; the rate and every amount worked out are hidden. Until you unlock it, the result can’t be downloaded or copied. A Premium or Ultimate pass, a one-time payment that never renews, unlocks the full result. The pricing page lists the passes and their prices.

What is rate analysis?

Working out the cost of one unit of an item of work from what it needs: the quantities of materials, the man-days of each kind of labour and the hire of plant for an analysed quantity, each at its rate, plus water charges and the contractor’s profit and overheads. The total divided by the analysed quantity is the rate per unit.

Why do CPWD analyses add 1% water charges and 15% CPOH?

The CPWD analyses add 1% of the total of the lines for water used in the work, then 15% on that total for the contractor’s profit and overheads (site establishment, tools, office costs and profit). Other schedules may use other percentages; change them here to match yours.

Why is the rate rounded to 5 paise ("say")?

The CPWD analyses end with “Say”, the rate rounded to the nearest 5 paise: ₹383.09 becomes ₹383.10 and ₹5,044.16 becomes ₹5,044.15. Choose the paisa, the rupee or ₹10 if your schedule rounds differently.

What are beldar, bhisti, mate and coolie?

Labour categories in CPWD analyses: a beldar or coolie is an unskilled labourer (digging, carrying, mixing), a bhisti carries water (for mixing and curing), and a mate leads a gang of labourers. Masons and blacksmiths (bar benders) are the skilled trades.

Can I use calculations in a quantity?

Yes: 0.250*0.25, (3.00-0.23)*2 or 1,250.5 are read as numbers. Only numbers, + − × ÷ and brackets are understood.

Does the rate include GST?

Only if you add it. The CPWD analyses build the rate without a GST line; whether your quoted rate should include GST depends on the tender. On a running bill GST is worked out on the value of the work at the rate that applies to the contract.
