About the Singapore Property Tax Calculator
Work out Singapore property tax the way IRAS does: property tax = Annual Value × the tax rates for how the property is used. A home the owner lives in pays the lower owner-occupier rates, from 0% on the first S$12,000 of Annual Value up to 32% above S$140,000. A home that is let out, vacant or a second home pays the non-owner-occupier rates, 12% to 36%, and shops, offices, factories and land pay 10%.
Enter the Annual Value (AV) from your property tax bill, or estimate it from the monthly rent or a site’s land value. You get the tax band by band, what the same property would pay at the other rates, the tax for the same AV in each year the calculator covers (so a bill that went up can be explained), and what is left to pay after a one-off rebate in a year that has one. Nothing you type leaves your browser.
Without a pass, the free preview shows the property tax for the year in full, with the first rows of each table; the complete working, Copy summary and the CSV come with a Pro pass.
How to use it
- Choose the property tax year.
- Choose how the property is used: owner-occupied (the one home you own and live in), not owner-occupied (let out, vacant or a second home) or non-residential.
- Enter the Annual Value shown on your property tax bill or on myTax Portal. Without it, estimate the AV from the monthly rent (unfurnished, without maintenance fees) or, for vacant land or a site being built on, from its freehold market value (land pays the 10% rate, so choose non-residential).
- Read the property tax, how each band adds up, and the comparison with the other rates and other years.
- Copy the summary or download the working as a CSV file — with a pass, or after unlocking this result.
Examples
0% on the first S$12,000 + 4% on S$24,000 = S$960 for 2026.
S$0 + S$1,120 + S$600 + S$2,500 + S$1,260 = S$5,480; let out, it would pay S$19,440.
12% on S$30,000 + 20% on S$6,000 = S$4,800 (owner-occupied: S$960).
S$3,600 + S$3,000 + S$4,200 + S$8,640 = S$19,440.
10% × S$54,000 = S$5,400.
AV = 5% × S$5,000,000 = S$250,000; at 10%, S$25,000 a year.
2026: S$5,480 · 2025: S$5,480 · 2024: S$7,880 · 2023: S$5,890 · 2022: S$3,900
Owner-occupier tax rates
For the one residential property you own and live in (IRAS), on the Annual Value: first S$12,000 0%, next S$28,000 4%, next S$10,000 6%, next S$25,000 10%, next S$10,000 14%, next S$15,000 20%, next S$40,000 26%, above S$140,000 32%. Property tax at an AV of S$140,000 is S$19,020.
They apply to one home per owner, and to one home for a married couple even if each spouse owns one. Letting out rooms while you live there keeps them; letting out the whole home, leaving it empty or owning it through a company or association does not. IRAS applies them automatically to buyers of HDB flats and new ECs, and to Citizens and PRs who buy a private home when they and their spouse have them on no other home.
Non-owner-occupier and non-residential rates
Residential property the owner does not live in (let out, vacant or a second home) pays first S$30,000 12%, next S$15,000 20%, next S$15,000 28%, above S$60,000 36% (IRAS). Hotels, serviced apartments, hostels, boarding houses, dormitories, chalets and similar properties with planning approval for that use are excluded from these rates.
Commercial and industrial buildings and land pay 10% of the Annual Value, even when the owner uses them, and vacant property gets no lower rate. A shophouse or shop flat with a separate home pays the residential rates on the home and 10% on the rest.
What the Annual Value is
The Annual Value is IRAS’s estimate of the gross yearly rent the property would fetch if let, without furniture, furnishings and maintenance fees, from the rents of similar properties nearby (IRAS). It is not your actual rent, and costs such as loan interest cannot be deducted. Land and development sites, vacant or being built on, have an AV of 5% of their estimated freehold market value and pay 10% of it whatever the zoning (IRAS); while you build a house to live in, IRAS can tax the land at owner-occupier rates for up to 2 years under a remission.
IRAS reviews AVs every year and sends a Valuation Notice when yours changes; you can object within 30 days of the notice. Your current AV is on your bill and on myTax Portal.
Limitations
- Works out a full year at one Annual Value and one rate. When the AV or the use changes during the year, IRAS applies the new value or rate from the date of the change, so your bill can differ.
- One-off rebates are worked out only for the years whose rebate the calculator knows, and the result says so; other one-off measures are not included. Your property tax bill shows them.
- The tax shown is for the whole property, not one co-owner’s share.
- An AV estimated from rent or land value is a guide only; IRAS sets the AV.
- Offers the property tax years in its year list. For a later year, check IRAS’s property tax rates page for any change.

Frequently asked questions
What do I get without a pass?
Without a pass, Singapore Property Tax Calculator shows the property tax for the year in full, with the first rows of each table (up to 3); every other figure is hidden. Until you unlock it, the result can’t be downloaded or copied. A Pro, Premium or Ultimate pass, a one-time payment unless you choose automatic renewal, unlocks the full result. The pricing page lists the passes and their prices.
How is property tax calculated in Singapore?
Annual Value × the property tax rate, by bands for residential property. At the latest rates, an owner-occupied home with an AV of S$84,000 pays S$5,480 a year; let out or vacant, the same home pays S$19,440.
How much property tax is there on an HDB flat?
It depends on the flat’s Annual Value, on your bill. The first S$12,000 of AV is tax-free for an owner-occupier and the next S$28,000 pays 4%: an owner-occupied flat with an AV of S$24,000 pays S$480 a year, and S$2,880 if the whole flat is let out.
Is there a property tax rebate?
Some years IRAS gives owner-occupied homes a one-off rebate, taken off that year’s bill (IRAS). When the year you choose has one, the calculator shows what is left to pay for an HDB flat and for a private home.
Do I pay property tax on a vacant property?
Yes. Property tax is a tax on owning property, whether it is lived in, let out or empty. A vacant home pays the non-owner-occupier rates, and vacant non-residential property and vacant land 10%; there is no lower rate for vacancy.
Can I have owner-occupier rates on two homes?
No. They apply to one home you own and live in, and a married couple gets them on one home only, however the homes are owned. If you move into another home you own, you can apply for them there, and they stop on the old one.
Is property tax the same as tax on rental income?
No. Property tax is charged on the Annual Value whether or not you earn rent. Rent you receive is income, taxed separately under income tax.
Why did my property tax go up?
Usually because IRAS raised the Annual Value after rents rose, or because the rates changed for that year. The table of the same AV over the years shows the effect of the rates alone; your Valuation Notice shows a change in AV, which you can object to within 30 days.
Is what I type sent anywhere?
No. The calculator runs in your browser; nothing you enter is uploaded or stored on a server.
