About the India Building Plan Area Statement Generator
Prepare the area statement that accompanies an Indian building-plan drawing. Enter the gross plot, road-widening deduction, base, premium and TDR FSI, coverage basis, floor measurements, height, setbacks, parking and units. The tool compares the proposal with the authority values you enter; it grants no permission and supplies no unverified city preset.
Each floor has separate claimed and allowable exclusions for staircases, lift wells, balconies, parking and other areas. Only the smaller of the claim and your entered allowance is excluded. Floor repetitions, counted area and the FSI working appear in a drawing-sheet table. A Pro pass opens clean PDF, DXF and Excel outputs; input project backups remain available to everyone.
How to use it
- Name the project, planning authority and regulation clauses. Enter plot and road deduction areas in square metres.
- Enter permissible FSI, coverage, height, setbacks and parking directly from the authority's adopted rules. Select the regulation's gross or net area bases.
- Add each floor, its repetitions and gross area. Enter disjoint exclusion claims, their allowable caps and the authority clause; never count the same area twice.
- Calculate and inspect the marked statement. Check every difference with a licensed architect, then export clean drawing tables with a Pro pass.
- Save an input-only JSON backup to preserve your project, or restore it on another device. Reset clears the current project and result.
Examples
500 m² gross plot, 20 m² road deduction; two 150 m² floors with 20 m² allowable exclusions each.
Net plot 480 m²; counted floor area 260 m²; proposed FSI 0.541667.
The exclusion amounts are example inputs, not a statutory exemption.
Statement arithmetic
Net plot = gross plot − road-widening deduction. Permissible counted area = net plot × base FSI + the chosen extra-area basis × (premium FSI + TDR FSI). Proposed counted area is the sum of gross floor area minus capped, non-overlapping exclusions, multiplied by repetitions. FSI used = proposed counted area / net plot. Coverage = footprint / the selected coverage basis × 100.
Authority inputs and drawing output
No exclusion or allowance is automatically approved. A blank exemption is zero; enter a cap and its clause when the regulation permits it. PDF and Excel preserve the full working. DXF uses simple text and line entities for insertion into a CAD drawing sheet; verify its font, units and table size in your drawing application.
Official rule sources
Consult the MoHUA Model Building Bye-Laws and your authority's published development regulations, such as the Maharashtra Directorate of Town Planning rules. These sources identify the governing rules; this page does not assert any numeric local allowance.
Limitations
- Estimate — not a professional design or building approval. Authority adoption, permissions, fire rules and sanctioned drawings require professional verification.
- Exclusions must be non-overlapping and measured on the same basis as gross built-up area. Extra FSI on the gross plot is used only when you explicitly select it.
- DXF is a drawing-sheet text table, not a measured floor plan. Its CAD font and non-Latin text rendering need checking in your CAD application.

Frequently asked questions
What do I get without a pass?
Without a pass, India Building Plan Area Statement Generator shows the complete area statement as marked page images, with computed figures masked and clean PDF, DXF and Excel exports locked. Until you unlock it, the result can’t be downloaded or copied. A Pro, Premium or Ultimate pass, a one-time payment that never renews, unlocks the full result. The pricing page lists the passes and their prices.
Does the statement approve my building plan?
No. It compares your arithmetic with your entered permissions and measurements. The planning authority and the sanctioned plan decide what is permitted.
What happens when a balcony claim exceeds my entered cap?
Only the cap is excluded from counted floor area. The remaining claim stays counted, and the statement warns that the claim exceeds the entered allowance.
Can I keep my project without a pass?
Yes. Input-only project backups and the supplied example stay available. Computed statement copies and clean file exports unlock with a Pro pass.
