    About the France Notary Fees & Transfer Tax Calculator (Frais de notaire)

    Work out the costs of buying property in metropolitan France, the "frais de notaire". Most of them are taxes the notary collects: the département’s transfer tax at the rate in the DGFiP’s table for your département — raised to 5 % in most départements, but not for a first-time buyer’s main home — the State’s assessment fee on it and the communal tax. The rest is the notary’s own fee, set by a regulated scale, with VAT, and the disbursements on the notary’s estimate.

    Choose the département, enter the price and say whether you are a first-time buyer or buying a new building with VAT, and see every line. Nothing you type leaves your browser. Without a pass the page shows a free preview of your own result: the purchase costs in all, with the first rows of each table, while every other figure stays hidden until you unlock it with a Pro pass.

    How to use it

    1. Choose the département where the property is.
    2. Enter the price in the deed, and tick New building if a builder or developer sells it to you with VAT within five years of completion.
    3. Tick First-time buyer if you have not owned your main home in the last two years and this will be your main residence.
    4. Add the disbursements and other costs from the notary’s estimate if you have it, or change the departmental rate if yours differs.
    5. Read the costs line by line. With a Pro pass, or after unlocking this result, you can copy the summary or download it as a CSV file; without one the page shows a free preview.

    Examples

    A flat in Paris for 200 000 €
    Result
    Transfer taxes 12 637,00 € (5 % + 2,37 % of it + 1,20 %) · notary’s fees 2 394,30 € with VAT · 15 031,30 € in all.
    The same flat for a first-time buyer
    Result
    4,50 % instead of 5 %: transfer taxes 11 613,30 €, 14 007,60 € in all.
    A house in Indre for 200 000 €
    Result
    3,80 % for every buyer: transfer taxes 10 180,12 €.
    A new flat for 300 000 € including VAT
    Result
    0,70 % with the State’s 2,14 %, no communal tax: 2 144,94 € of taxes, 5 498,04 € in all.

    Transfer taxes (droits de mutation)

    On an existing property the buyer pays (BOFiP):

    • the departmental tax at the rate the département votes, at most 4,50 % under article 1594 D of the CGI; for deeds up to 31 March 2028 a département may raise it up to 5 %, and 85 of the 95 metropolitan départements and areas in the DGFiP’s table have (impots.gouv.fr);
    • the State’s assessment fee, 2,37 % of the departmental tax (BOFiP);
    • the communal tax, 1,2 % of the price (BOFiP).

    The raised rate does not apply when the property is the buyer’s first property and their main residence: a person who has not owned their main home in the two years before the purchase. That two-year condition is waived when the buyer, or someone who will live in the home as their main residence, holds an invalidity card or receives certain invalidity pensions or disability allowances, or when a disaster has made their main home permanently uninhabitable.

    New buildings sold with VAT

    A new building — finished five years ago or less — bought from a VAT-registered seller with VAT pays the reduced rate of 0,7 % with the State’s 2,14 % of it, about 0,715 % in all, and no communal tax (BOFiP). The VAT is in the price, so the overall cost of buying new is not always lower.

    The notary’s fee scale (émoluments)

    The notary’s own fee for a sale is set by a regulated scale on the price, before VAT (Service-Public):

    • 3,87 % up to 6 500 €;
    • 1,596 % from 6 500 € to 17 000 €;
    • 1,064 % from 17 000 € to 60 000 €;
    • 0,799 % above 60 000 €.

    On 200 000 € that is 1 995,25 € before VAT, plus 20 % VAT. For a deal above 150 000 € the notary may grant a discount, if it is offered to every client alike. Disbursements (débours), the property security contribution and formality fees come on top: their amounts are on the notary’s estimate.

    Alsace-Moselle and overseas

    In Bas-Rhin, Haut-Rhin and Moselle the deed is entered in the land register (livre foncier), and a registration duty is charged at the rates the départements vote. The overseas départements have fee scales of their own and are not covered here.

    Limitations

    • Metropolitan France only; the overseas départements’ fee scales differ.
    • Residential purchases: offices and commercial premises in Île-de-France pay an extra regional tax, and land, business assets and leases have rules of their own.
    • The rates are those of the DGFiP’s latest table of departmental rates; a département can change its rate by a vote, and you can enter another rate.
    • A département’s own allowances and reductions, and exemptions, are named but not applied.
    • One rate for the whole price: with several buyers the lower first-time-buyer rate applies only to the share of each buyer who qualifies, and a married couple buying together under a community-of-property regime must both qualify.
    • Disbursements, the property security contribution and formality fees are taken as you enter them.
    • An estimate, not legal or tax advice: the notary’s estimate and deed decide.

    Frequently asked questions

    What do I get without a pass?

    Without a pass, France Notary Fees & Transfer Tax Calculator (Frais de notaire) shows the purchase costs in all, with the first rows of the costs and of the fee scale (up to 3); every other figure is hidden. Until you unlock it, the result can’t be downloaded or copied. A Pro, Premium or Ultimate pass, a one-time payment unless you choose automatic renewal, unlocks the full result. The pricing page lists the passes and their prices.

    How much are notary fees in France?

    On an existing property, roughly 6 % to 8 % of the price before the disbursements, depending on the price, the département and whether you are a first-time buyer: in Paris 15 031,30 € on 200 000 € (7,52 %), of which 12 637,00 € are taxes. On a new building with VAT, much less: 1,83 % on 300 000 €.

    Do first-time buyers pay lower notary fees?

    Where the département has raised its rate to 5 %, a first-time buyer of a main home still pays the ordinary rate, 4,50 % in most départements: on 200 000 € in Paris that saves 1 023,70 €.

    What does the notary actually keep?

    The regulated fee, 1 995,25 € before VAT on a 200 000 € sale, and the formality fees. The transfer taxes go to the département, the State and the commune, and the disbursements repay what the notary paid out for you.

    Are notary fees lower for a new build?

    Yes: a new building sold with VAT pays about 0,715 % of transfer taxes instead of 5,1 % to 6,3 % on an existing property, but its price includes 20 % VAT, which the price of an existing home does not.

    Is my information sent anywhere?

    No. Everything is worked out in your browser; nothing you enter is uploaded or stored on a server.
