      About the Property Site-Visit Register & Visit Slips (on-device)

      A register for property agents and brokers that runs in your browser and keeps every client on your own device. Keep your clients — what they are looking for, their budget and areas — and your list of properties, then plan each site visit: the client, the date and time, and the properties you will show. Each visit gets the next slip number and a printable site-visit slip: your agency’s name and registration line, the client’s name and phone, the properties shown, who showed them, who introduced them, a sentence the client signs and two signature lines. On A4 or US Letter the agent’s and the client’s copy print on one page with a cutting line; blank slips are there for walk-ins.

      After the visit, note how it went and when to call back. The follow-ups tab lists the week’s calls, overdue ones first, with a WhatsApp or SMS message for one client at a time; the register also shows which properties a client has already seen, and who saw each property and when. In the free preview, slips, visit logs and follow-up lists show as marked page images; a Premium pass unlocks their PDFs, printing and the calendar file.

      How to use it

      1. Open Settings: your agency’s name, your name, the licence or registration line to print, your phone, and how many days after a visit you usually call back.
      2. Add the properties you show under Properties (or import them from a spreadsheet), and press New visit: find the client or add a new one, then tick the properties, the date and the time.
      3. Press Slip on the visit before you go: with a pass, print or download its PDF and have the client sign it at the site (the free preview shows it as a marked picture).
      4. After the visit press Visited: how interested the client was, their remarks and the follow-up date. A client who did not come is marked too.
      5. Open Follow-ups each week: call or message each client, press Done with a note and the next date, or close the client when they no longer need you. Back up under Data & backup; CSV files always download, also without a pass.

      Common uses

      What the slip records, and what it does not

      The slip is a record that the client visited the listed properties on that day, shown by you and introduced by you or your agency, with the client’s signature. It is not a brokerage agreement: what you are paid, and whether a slip supports a claim, depends on your agreement with the client or the owner and on the law where you work. Write your terms in a separate agreement, and keep the signed slip with it. The owner’s name and phone, which you can keep on the property for yourself, are never printed on a slip.

      Numbers, copies and blank slips

      • Every visit gets the next slip number (SV-0001, SV-0002 …; the prefix and the next number are under Settings), also when two tabs add visits at the same time. A deleted visit’s number is not used again.
      • The properties are copied into the visit when you save it, so a slip prints the same later even if you edit the property.
      • A4 or US Letter, two copies: the agent’s copy and the client’s copy on one page, with a cutting line. A5, A4 or US Letter, one slip: one slip to a page. A phone picture shows one slip.
      • Blank slips print your agency’s details and lines to write on, for clients who walk in.
      • Print a property’s asking price or rent on the slip only when you want to (Settings).

      Clients who no longer need you (India)

      India’s Digital Personal Data Protection Act, 2023 uses this very case as an example: in illustration (II) to section 7(a), a person asks a real estate broker for help finding a rented home and shares her personal data for it; the broker may use it to tell her about homes on rent, and once she says she no longer needs help, the broker must stop processing it. Section 8(7) asks for personal data to be erased once its purpose is no longer served, unless a law requires keeping it. Here, Close stops a client’s follow-ups and reminders, and Delete erases the client with their visits. This is not legal advice; agents in other countries follow their own privacy law.

      Your clients’ data stays on this device

      The register is kept in this browser’s storage (IndexedDB) on this device and is never uploaded. With a passcode, every record is stored encrypted with AES-256-GCM under a key only your passcode opens (PBKDF2-SHA-256 with 600,000 iterations, the OWASP Password Storage Cheat Sheet figure). The encrypted backup moves it to another device; a lost passcode or passphrase cannot be recovered by anyone. Messages are never sent for you: each is a WhatsApp or SMS link to one client that you open and send.

      Limitations

      • One device: the register does not sync. Move it with the encrypted backup.
      • No property portal, listing site or lead source is connected or searched: clients and properties are what you type or import.
      • Messages are never sent automatically or to many clients at once.
      • A slip is a record of a visit, not a contract; it does not settle brokerage by itself.

      Privacy

      Clients’ names and phone numbers, properties, owners’ details and visits stay in this browser on your device (IndexedDB), encrypted when you set a passcode. Slips and lists are made on the device; backups are encrypted on the device. Nothing is uploaded.

      What do I get without a pass?

      Without a pass, Property Site-Visit Register & Visit Slips (on-device) shows the whole register on this device, with visit slips, visit logs and follow-up lists as marked page images; the calendar file unlocks with a pass. Until you unlock it, the result can’t be downloaded, printed or shared. A Premium pass, a one-time payment that never renews, unlocks the full result.       Is a signed site-visit slip proof of brokerage?

      It is proof that the client visited the properties with you on that day and that you introduced them. Whether it secures brokerage depends on your written agreement and the law where you work, so keep a separate brokerage agreement and the signed slip together.

      Can the client sign on the phone?

      Not in this register: the slip is printed and signed on paper, which is what most agents and clients expect. Keep the signed copy, or take a photo of it, with your records.

      Does it find leads or message all my clients?

      No, on purpose. It never searches or copies leads from any portal, and it never sends messages in bulk. Each reminder opens WhatsApp or your SMS app with the message for one client, and you press Send yourself.

      How do I show the owner’s details only to myself?

      Type them on the property under Properties. They show on the property’s page and in your CSV export, never on a slip, a visit log or a follow-up list.

      How do I get the visits into my calendar?

      With a Premium pass, download the calendar file (.ics) from the Visits tab: each planned visit in the next 90 days (with its time and the first property’s address) and each follow-up in the next 30 days. Importing a newer file updates the same events.
