        About the Property Listing Flyer & Brochure Maker

        Make a flyer for a flat, villa, plot, shop or office for sale or rent in minutes: up to twelve of your own photos, the configuration (BHK), the carpet area as the RERA Act defines it (built-up area only if you add it, and always labelled), floor, facing, furnishing, possession, the price in lakh and crore or the monthly rent and deposit, amenities with icons, highlights, a location QR code, and your name, phone and RERA registration numbers.

        How to use it

        1. Under Property, choose sale or rent, the type and BHK, and type the project, locality, carpet area, price and the other details you want on the flyer.
        2. Tick the amenities, add up to four highlights (“Park-facing balcony”), and paste a map link for the location QR code.
        3. Under RERA, say who is advertising and type the project’s RERA number, the state RERA website and your agent registration number; the page reminds you what the Act asks for.
        4. Add your photos (the first is the main photo). Fill in Your business: logo, name, phone, website and a QR code (for example a WhatsApp chat).
        5. Choose Flyer, Brochure or Listings sheet, the layout, size and colours, and download — the PDF for printing, PNG or JPG for WhatsApp.

        RERA and property advertisements

        The tool reminds you of these rules of the Real Estate (Regulation and Development) Act, 2016 (text of the Act published by UP RERA):

        • Carpet area (s.2(k)) is the net usable floor area of a flat, excluding external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces, but including the internal partition walls. The flyer labels it “Carpet area (RERA)” and shows a built-up area only if you add one, labelled as such. The Carpet Area Calculator works it out from room sizes.
        • A promoter’s advertisement of a registered project must mention prominently the website address of the state Authority and include the project’s registration number (s.11(2)). Projects on land up to 500 sq m or with up to eight apartments are exempt from registration, and a state can set lower limits (s.3(2)).
        • A registered real estate agent quotes their registration number in every sale they facilitate (s.9(5)), and may not facilitate the sale of a promoter’s project that is not registered (s.10(a)), nor make false or misleading statements about it (s.10(c)).

        State RERA rules and orders add their own requirements for advertisements. These reminders are not legal advice: check your state’s rules and, for a project, ask the developer for the exact text their advertisements must carry.

        Prices and areas

        • Sale prices are written the Indian way: ₹85 lakh, ₹1.25 crore (one lakh is 1,00,000 and one crore is 1,00,00,000). Rent is per month, with the deposit if you give one.
        • Areas can be in square feet, square metres or square yards (gaj); the flyer shows what you type, in the unit you choose. The Land Area Converter converts between local units.
        • The flyer never calculates or adds a super built-up area.

        Photos

        Use your own, real photos of the property, taken recently. The tool adds nothing to them — no virtual furniture, no new sky, no filters — and recommends you do not either: buyers expect the property to look as it does in the advertisement, and the RERA Act makes developers answerable for what their advertisements say (s.12). Twelve photos at most; the first is the main photo, the next ones appear in the photo strip, the brochure and the grid.

        Sizes

        • A4 flyer (210 × 297 mm) and A5 handout (148 × 210 mm) at 300 dpi; the PDF can add 3 mm bleed and crop marks for a print shop.
        • 1,080 × 1,350 (4:5) for the WhatsApp and Instagram feeds, 1,080 × 1,920 (9:16) for Status and Stories.
        • Tri-fold brochure: both sides of an A4 sheet in landscape, folded in three (letter fold). The panel that folds inside is 3 mm narrower so it tucks in neatly; the PDF marks the folds outside the bleed. Print on both sides so that the sheet turns over from side to side — for a landscape page that is the printer setting flip on short edge (flipping on the long edge turns the inside upside down) — and check one test sheet before printing them all.
        • Listings sheet: A4 with up to six properties.

        Limitations

        • The RERA reminders cover the central Act only; the rules and orders of your state’s RERA on advertisements are not checked.
        • Layouts are fixed; you choose the content, photos, colours and size.
        • The listings sheet is kept only while the page is open — download it before you leave.
        • Photos and the logo are not stored in the browser; save a brand kit file to keep your logo and details.

        Privacy

        Property details, photos and your logo are opened and drawn in your browser and never uploaded. Only your typed business details are remembered in this browser (when “Remember” is on).

        Frequently asked questions

        Do I have to put the RERA number on a property advertisement?

        For a project that must be registered, a developer’s (promoter’s) advertisement must show the project’s RERA registration number and the state RERA website (RERA Act s.11(2)), and a registered agent quotes their own registration number in every sale they facilitate (s.9(5)). Small projects (up to 500 sq m of land or eight apartments) are exempt from registration. State rules can add more — check your state RERA’s rules. This is general information, not legal advice.

        What is the difference between carpet area and built-up area?

        Carpet area is defined in the RERA Act: the usable floor inside the flat including internal walls, excluding external walls, shafts and exclusive balconies or terraces. Built-up area is a trade term that usually adds the external walls (and sometimes balconies); it is always larger. The flyer labels both clearly, and shows built-up area only if you add it.

        Can I make a brochure?

        Yes: choose Brochure. You get a two-page PDF (outside and inside of an A4 landscape sheet) for a letter-fold tri-fold: cover photo and price, your details and QR on the back, amenities on the flap, and the details, photos, highlights, location QR and RERA numbers inside.

        Can I list several properties on one sheet?

        Yes: choose Listings sheet, fill in a property and press Add this property to the sheet, then the next one — up to six. The sheet uses each property’s main photo.

        Is there a watermark?

        No. Nothing is added to your flyers, brochures or images.
